What Is USDA Real Estate in Texas? A Guide to USDA Home Loans

When people talk about “USDA real estate” or “USDA homes” in Texas, they usually mean homes that qualify for a USDA home loan. It’s one of the few mortgage programs that lets eligible buyers purchase a home with no down payment. Despite the name, you don’t have to buy a farm or live in the middle of nowhere. Many suburban areas around Houston, including parts of Fort Bend County, qualify. Here’s how USDA loans work in Texas, who qualifies, and how to tell whether a home is USDA eligible.

What Is a USDA Home Loan?

A USDA home loan is a mortgage backed by the U.S. Department of Agriculture’s Rural Development program. The program’s goal is to help people buy homes in eligible rural and suburban communities.

There are two main types of USDA home loans:

USDA Guaranteed Loan (Section 502 Guaranteed). This is the most common type. You get the loan from a USDA-approved lender, and USDA guarantees it, which lowers the lender’s risk and helps make homeownership more affordable. These loans offer no down payment, competitive interest rates, and flexible credit requirements.

USDA Direct Loan (Section 502 Direct). These loans are made directly by USDA to low-income and very-low-income buyers, generally households at or below 80% of the area median income.

Benefits of a USDA Loan

  • No down payment. Eligible buyers can finance 100% of the purchase price.
  • No private mortgage insurance. USDA loans have guarantee fees instead of PMI. There’s a 1% upfront fee, which can be rolled into the loan, and an annual fee of 0.35% of the loan balance, paid monthly. That annual fee often costs less than FHA mortgage insurance on the same house.
  • Competitive fixed rates. Because USDA guarantees the loan, lenders can offer attractive interest rates.
  • Flexible credit. Most lenders look for a credit score of about 640, though some make exceptions.
  • Open to repeat buyers. You don’t have to be a first-time buyer. You can use a USDA loan as long as you meet the income limits, the property qualifies, and it will be your primary residence.

USDA Loan Requirements in Texas

To qualify for a USDA Guaranteed Loan, you’ll generally need to meet these requirements:

1. The property must be in an eligible area. USDA publishes an eligibility map that shows which areas qualify.

2. Your household income must be within the limits. For the Guaranteed loan, household income can’t exceed 115% of the area median income for your county. In most Texas counties, the 2026 limits are $122,800 for a 1–4 person household and $162,100 for a 5–8 person household, but limits vary by county. USDA counts the income of every adult living in the home, not just the people on the loan. It also allows deductions, which can bring your qualifying income well below your gross pay.

3. The home must be your primary residence. USDA loans can’t be used for investment properties or vacation homes.

4. You must meet citizenship and lending requirements. You must be a U.S. citizen or permanent resident, and you’ll need to qualify with a lender based on credit, income, and debt.

Is There a USDA Loan Limit?

USDA Guaranteed loans don’t have a set maximum loan amount. Instead, how much you can borrow depends on your income, your debts, and the home’s appraised value. USDA Direct loans do have area loan limits.

Are There USDA-Eligible Homes in Fort Bend County?

Yes. According to USDA eligibility data, about 64% of Fort Bend County is eligible for a USDA home loan. The more developed areas, including most of Sugar Land and the busiest parts of Richmond and Rosenberg, generally don’t qualify. Eligible areas tend to be in the county’s more rural outskirts and smaller communities.

Eligibility boundaries are updated periodically, so a neighborhood that qualifies today may not qualify later. Always check the exact address on the USDA Property Eligibility map before you start shopping.

How to Check if a Home Is USDA Eligible

  1. Go to the USDA eligibility site. Visit eligibility.sc.egov.usda.gov and choose “Single Family Housing Guaranteed.”
  2. Enter the property address. The map will show whether the address is in an eligible area.
  3. Check your income eligibility. The same site has a calculator that estimates whether your household income qualifies.
  4. Talk to a USDA-approved lender. A lender will confirm your eligibility and preapprove you.
  5. Work with an agent who knows USDA areas. A local agent can help you focus your home search on eligible properties so you don’t fall in love with a home that doesn’t qualify.

USDA Loan vs. FHA vs. Conventional

USDA FHA Conventional
Minimum down payment 0% 3.5% 3% to 5%
Mortgage insurance 1% upfront + 0.35% annually Upfront + annual MIP PMI if under 20% down
Income limits Yes No No
Location limits Eligible areas only No No
Property use Primary residence Primary residence Primary, second, or investment

A USDA loan is often the best choice when the home is in an eligible area and your income qualifies. If not, FHA or conventional loans may be a better fit.

What Are USDA Homes for Sale?

Sometimes “USDA homes for sale” refers to homes USDA owns after a foreclosure on a USDA loan. These homes are sold to the public, often as-is. They’re usually listed through real estate agents or USDA’s property listings. If you’re interested in one, an agent can help you research the home’s condition and make a competitive offer.
